Composite or pressure-treated?

For 80% of our clients we recommend composite (Trex or TimberTech). 25-50 year warranties, no annual maintenance, holds value. PT wood is cheaper up front but needs staining every 2-3 years and looks rough by year 10.

How long does a deck build take?

Most decks finish in 2-4 weeks of construction. Permits add 2-3 weeks upfront. Multi-level or premium builds run 4-6 weeks.

Do you handle permits?

Yes, in your name. All DMV jurisdictions require permits for decks over 30" off grade. We handle application, footings inspection, and final inspection.

Can you replace just the decking surface?

Sometimes — if the existing framing is structurally sound and code-compliant. We inspect framing before quoting decking-only work. Most old decks have framing issues that warrant a full rebuild.

What about railings — what are my options?

Composite (matches the deck), aluminum (modern, low-maintenance), cable rail (sleek, doesn't block views), and tempered glass panels (premium, modern). We have samples for all.

Can you add lighting or built-ins?

Yes — stair riser lights, post-cap lights, low-voltage landscape lighting, plus built-in bench seating, planters, fire tables, and pergolas. We design these into the build.
