Modern flooring products — engineered hardwoods, luxury vinyl plank, large-format tile — are forgiving in some ways and unforgiving in others. They need flat subfloors, proper acclimation, and craft installation.

What changes the number for your home

  • Material. LVP < laminate < engineered hardwood < solid hardwood < natural stone
  • Subfloor prep. Leveling, moisture barrier, underlayment — the work that determines whether floors last
  • Tear-out. Removing existing carpet, tile, or hardwood adds labor; some require asbestos testing
  • Pattern. Straight lay vs. herringbone vs. chevron all change labor hours
  • Transitions. Stairs, thresholds, hearths all need custom transitions
  • Floor finish. Pre-finished vs. site-finished hardwood — site-finished costs more but allows custom stain
  • Trim. Quarter round, shoe molding, baseboards — included by us, often add-on by competitors
  • Furniture moving. We move furniture; some installers charge separately

Order materials + acclimate

Hardwoods acclimate to home humidity for 5-10 days before install. We schedule around that window.

Installation

Subfloor prep, underlayment, install, trim. Most installs are 2-5 days. We move furniture in and out.

Walk-through + warranty

Final walkthrough, manufacturer warranty registration, written workmanship warranty.

Subfloor prep

We level subfloors to within 3/16" over 10 ft. We check moisture content. We install moisture barriers on concrete. The prep is 40% of the install — done right.

Acclimation respected

Hardwoods need to acclimate to your home's humidity for 5-10 days before installation. Skipping this is the #1 cause of cupping and gapping. We don't skip it.

NWFA installation standards

We install to National Wood Flooring Association standards — moisture testing, expansion gaps, fastening patterns.

How much does new flooring cost?

Installed cost in the DMV runs $5-$20 per sqft depending on material. A typical 1,000-1,500 sqft main-level installation runs $8,000-$25,000.

Should I do hardwood or LVP?

Depends on the room. Hardwood for main living areas, formal dining, bedrooms (premium look, refinishable). LVP for kitchens, baths, mudrooms, basements, kids' play areas (waterproof, scratch-resistant). Most clients mix both.

How long does flooring installation take?

Most projects take 2-5 days of installation. Add 5-10 days of acclimation upfront for solid hardwood. Tile work runs slightly longer due to grouting time.

Can you install flooring over what's already there?

Sometimes — LVP can install over many surfaces; hardwood typically requires tear-out. We assess at the quote. Some pre-1985 floors require asbestos testing before tear-out.

Do you move my furniture?

Yes — included in the install. Some installers charge separately; we don't. We'll let you know if anything is unreasonably heavy or fragile to discuss.

How do I choose between engineered and solid hardwood?

Solid hardwood: works on plywood subfloor over crawlspace or first/second floors; can be refinished 4-6 times over its life. Engineered hardwood: more stable, works over concrete or radiant heat, refinishable once or twice. For basements: engineered only.

Can you match my existing hardwood?

Often, yes. We sample your existing floor, identify species and grade, and source a match. Color matching may require custom staining if pre-finished options don't match.
